Colindale London Guide

Thoughts of North West London don’t typically feature Colindale. Yet the NW9 postcode is etching its way into the London property scene thanks to regeneration that is happening at breakneck pace.

What started with the residential development of Beaufort Park in 2009 has evolved into an area with several high-profile new builds. Throw in an ever-growing retail scene and Brent Cross Shopping Centre, which is a 10-minute bus journey away, and Colindale looks like a major player.  

There is also the bonus of competitive rents and brand-new housing. Many of the developments feature on-site amenities, most of which include a gym, swimming pool and spa. Oh, and we haven’t even mentioned the direct travel links to the West End and the City in less than half an hour.

Colindale is primarily located in the London Borough of Barnet, with the western side falling under the Borough of Brent. It’s located just under nine miles west of Charing Cross.

The area initially started as a dale between Mill Hill and The Burroughs and was named after a 16th-century family of the same name. Colindale was mostly houseless with the exception of Colindale Lodge and a few select cottages.

During the 19th century, it became an attractive proposition for developers thanks to the low land prices. With increased interest came a hospital and depository of the British Library, who kept a newspaper library in the area.

Following the First World War, several manufacturing companies lay roots in Colindale until the introduction of a tube line in 1923. At this point, it quickly shifted into a residential area with many semi-detached houses.

Colindale features an array of new residential developments with Beaufort Park leading the way. Initially constructed in 2009, Beaufort Park is more akin to a mini town. Residents enjoy access to an on-site gym, spa, swimming pool, post office, Tesco Express, restaurants and even a hair salon.

Other developments have followed, including The Pulse and Colindale Gardens. There are still a smattering of older properties, especially in nearby Kingsbury. However, the majority of homes are modern apartments.

A one-bedroom apartment average around £1,340 per month, while a two-bed flat fetches in the region of £1,560. Three-bed-and-up properties start in the region of £2,000 per month.

Who lives there?

Colindale is home to many working professionals who tend to prefer modern apartments with all the trimmings. There are some families in the area that have been priced out of Zones 1 and 2 and look on favourably at the affordable rents.

The NW9 postcode is well-connected thanks to its position on the Northern Line. It means that residents of Colindale have access to major London stations like Bank, Tottenham Court Road, Leicester Square and Old Street, within half an hour.

There is also an excellent local bus service with many going to nearby Brent Cross in just under 10 minutes. Drivers will also be happy to know that the A1, which has roads to the North and East of England, is nearby.

Things to do in Colindale

Colindale’s major flaw was a lack of amenities on the high street, but that is a problem that has been rectified over the years.



Jakarta is an award-winning Indonesian, Thai and Malaysian restaurant. It has been established for over 20 years and garnered a good reputation for its authentic dishes. Daging Asam manis, Kari kambing, and the Beebek belado are favourites.

Cafe Anglais

Known as a hidden gem in North West London, Cafe Anglais has been going strong since 1936. The cafe provides British ingredients and is independently owned by locals. As well as a restaurant, they offer a takeaway service for those that don’t have time to relax in the surroundings.

Di Princi Restaurant

Located at the Beaufort Park development, Di Princi is an Italian restaurant that offers an authentic slice of Italy in Colindale. The menu has been created to reflect the different regions of Italy, with a strong focus on Naples.

Brent Cross Shopping Centre

Brent Cross Shopping Centre is one of the malls in London that offers free parking, which means it’s worth visiting for that feat alone (trust us, free parking in London is about as common as an eclipse). There also just happens to be a significant number high-quality retail outlets including an Apple Store, Fenwick, John Lewis and more.

Explore the Royal Air Force Museum and learn all about flight. The museum’s Battle of Britain Hall is worth a visit and explains all about how the UK defeated an attack from the Nazis during World War II. There’s also a Battle of Britain art gallery to wander.

Ok, so the iconic stadium of Wembley isn’t actually in Colindale. It’s location of 3.5 miles away means it’s an easy enough venue to visit, however. Take a trip to watch the national football team play or enjoy one of the many music events throughout the year.

Open Spaces

There are several parks in Colindale, including Colindale Park, the Montrose Playing Fields and Silver Jubilee Park. The latter is perhaps the most popular and features a seven-a-side football pitch, which is ideal for those who enjoy playing sport and keeping active.

Moving to Colindale

NW9 was a postcode often overlooked by renters searching for a new place to live. Today, however, it is a serious contender as an area to set up home. While the new apartments may not suit everyone, for those looking for the modern life, Colindale is an affordable option that offers great transport links and an abundance of local amenities.
