Canning Town London Guide

London has seen plenty of regeneration and will continue to do so. Many areas once considered unappealing have found a new lease of life. Canning Town, in East London, perhaps epitomises the rebuilding process more than most, thanks to an investment of 3.7-billion pounds.

The Canning Town and Custom House Regeneration Programme, which started in 2012, will see the construction of 10,000 new homes and two new town centres in the area. Its appeal to young professionals continues to grow.

Along with new homes and amenities, Custom House will feature a stop of the Elizabeth Line, while Canning Town hosts a tube station located on the Jubilee Line. The E16 postcode had a troubled past but is well on its way to a bright future.

Canning Town is a district in the West Ham area of the London Borough of Newham. It’s on the north side of the River Thames and is seven miles to Charing Cross.

Up until the 19th century, the district of Canning Town was mostly marshland and only accessible by boat or toll bridge. Then, in 1809, an Act of Parliament passed the construction of Barking Road between the East India Docks and Barking.

In 1855, the opening of the Royal Victoria Dock brought more attention to Canning Town, providing locals with new jobs. As well as Canning Town, the Royal Victoria Dock also increased the population of nearby Custom House, Silvertown and West Silvertown.

Over the next 150 years, Canning Town expanded to incorporate better links to other areas. In the 1960s, a flyover was constructed and then modified to include new road layouts to link to the Limehouse Tunnel and the Blackwall Tunnel.

With regeneration very much on the agenda, the main property types in Canning Town are modern apartment blocks. Vermilion tower is perhaps the most well known block in the area, while Hallsville Quarter is also impressive.

There are a smattering of houses available, often popular with those priced out of Hackney and Walthamstow. Canning Town offers competitive rental prices, especially for those just starting out in professional roles in Canary Wharf and the City.

The average price for a one-bedroom apartment is just under £1,500 per month, while a two-bedroom property fetches in the region of £1,900. Expect to pay from £2,300 for a three-bed-and-up home.

Who lives there?

The demographic in Canning Town is primarily made up of young working professionals in their 20s and 30s. Most of them have entry-level jobs in Canary Wharf or the City and are drawn to the area because of the competitive rental prices.

One of E16’s major draws lies in its travel connections. The area is in Zone 2 and 3. Canning Town Tube station is serviced by the Jubilee Line and offers a direct access to Bond Street in 20 minutes. Canary Wharf is also accessible in just four minutes.

There is also a DLR station, which goes straight to Woolwich Arsenal in south-east London and London City Airport. Nearby Custom House will also have a stop on the Elizabeth Line in 2019, expanding the already excellent travel connections in the area.

Things to do in Canning Town


There are a selection of restaurants in Canning Town, most of which are family run.


Situated in the Royal Docks, Pepenero is an authentic Italian restaurant that uses fresh ingredients for their dishes. There is a selection of pasta treats and pizzas to choose from, plus an A La Carte menu that includes our favourite, Calamari Fritti.

Expect to find many delights at Meydan Sofrasi, Canning Town’s authentic Turkish restaurant. It’s well known for its open kitchen, which affords those dining the opportunity to see culinary delights cooked right in front of their eyes.

La Barrique

La Barrique is a wine bar and cafe located just outside the ExCel Centre. There are freshly made sandwiches, salads and pizzas on the menu, but it's their wine that they are known for. There is an extensive list that includes the current wine of the month.

Westfield Stratford

Located just two stops on the Jubilee Line, Westfield Stratford offers one of the largest shopping experiences in Europe - and it’s right on the doorstep of Canning Town residents. There are a plethora of shops, from favourites like Primark to high-end fashion outlets, plus a number of restaurants.

Open spaces

Canning Town is home to two nature reserves, Bow Creek and East India Dock Basin. There are also local parks in the form of Canning Town Recreation Ground and Prince Regent Lane, which offers a tennis court, cycle club and climbing wall.

The Crystal London

The Crystal, located in Royal Victoria Dock, is a science museum run by electrical appliance company, Siemens. Other than being one of the world’s most sustainable buildings, it also offers several exhibitions showcasing global trends and how to build sustainable cities.

Moving to Canning Town

Canning Town was once a quiet area known more for a poor quality of life. Yet since 2012, the turnaround has been rapid, with new homes and amenities making the area one of the most exciting in East London.

As the regeneration continues, residents can expect a local cinema, shopping centre and more eateries. For now, though, the brand new apartments - most of which feature concierge and gyms - and fantastic travel links make Canning Town a serious East London contender for your next home.
